PN land use criteria discussion postponed for now

PORT NECHES — Port Neches leaders have postponed a decision on placing restrictions on a plot of land that will likely be used for new homes.
City councilmembers were set Thursday to discuss placing the restrictions and certain conditions on Tract II, which is about 37 acres of land that was once the site of a refinery along the riverfront. The agenda item was postponed and will likely be on the April 18 agenda, Port Neches City Manager Andre Wimer said.
The land is appraised at about $1.9 million.
The conditions would include lot sizes, time frame to begin work, restrictions on reselling the property in its entirety and more.
“The city could sell the entire tract to an individual or a company who will utilize it for a residential, single-family home subdivision,” Wimer said.
A previous developer felt the location could not support 50 acres of commercial development so the land will be split with 13 acres going to commercial and rendering the 37 acres to be utilized for single-family dwellings, he said.
Two developers had looked at the property and had a formal agreement where the city would not to sell while they worked on a plan to pace mixed-use retail to the riverfront including a restaurant and mixed local and some regional businesses. They bowed out of the agreement after several extensions of time back in mid-August 2018.
