NEDERLAND — The city council approved the preliminary plan of the Nederland Pointe Subdivision at a council meeting Monday.

The gated subdivision will be off of 27^th Street and was originally a single lot with a home. The developers will tear down the home to make way for 21 homes on 50 by 110- foot lots. According to the city, the homes will be 2,000 to 2,500 square feet in size.

“This will be different from Pirates Cove, a private subdivision that doesn’t have trash because you cant get a truck in there” City Manager Chris Duque said. “This does have a radius for the truck to make a turn.”

The councilmembers voted unanimously to approve the agenda item.

The council also approved the developers’ request to allow them to deviate from the minimum standards required in the zoning ordinance, which requires builders to have a 20-foot front yard building setback. Lots 18 and 19 needed front yard setbacks of 15 feet. The city council approved.

The additional homes will be single-family dwellings and provide new space for development in the landlocked city.

The councilmembers said the property is on 27^st Street and stretches back to the canal behind the high school.

The council did not give a timetable as to when developers will break ground on the subdivision or its completion.

Ward 1 Councilmember Talmadge Austin said the developers will create the road for the subdivision.

“We’ll just make our tie in there for the sewer and the water at 27^th Street,” he said.

The new subdivision holds firm to Nederland Mayor Don Albanese’s campaign promise to curb the increase of apartments in the city.
