Groves subdivision nearly full

GROVES — Groves’ K.L. Butler Addition is nearly full after about a year-and-a-half of construction of custom built homes.

The subdivision, located on Bryan Hebert Lane off Joplin Avenue, has just three lots left, Rafael Magana, owner of the subdivision and builder with R and V Construction, said.

“People are excited about the cul-de-sac,” Magana said.

Magana said he has heard new homeowners say this is the first time their children can go out and play because of the private road.

The subdivision holds room enough for 14 lots and is similar in design to the Erica Lynn Addition not far away on Debbie Avenue. In fact, three families who were not able to get into this addition are now looking at the Butler Addition, he added.

Magana was involved in the Erica Lynn Addition as well and noted that subdivision of 14 homes filled up in about 2-and-a-half years. The homebuilder and his family were going to temporarily live in the Erica Lynn Addition but that changed.

“Once me and my wife saw that our kids were having a blast we realized it was the perfect place to raise kids,” he said. “Our kids can actually go outside in the evening. “

Another benefit with the subdivision is that there is not a lot of traffic in the area, he added.

Groves City Manager D. Sosa is pleased with the growth of new homes, especially since the city is landlocked. On average, about 20 homes were being built in the city but 2016 is exceptional. So far this year, which is in its fifth month, there have been 25 new homes either built or under construction.

“Will it continue? I think so, especially with the strength of our school district and people looking to capitalize on low interest rates,” Sosa said.”

In addition to the near completion of homes in the Butler Addition there is also Heritage Point along Terrace Avenue near Cleveland Avenue and Texas 73. The subdivision consists of about 23 lots and as of May, seven new homes have been built there.

Activity will soon begin at another new subdivision, Indian Springs at the site of the former Port Groves Golf Club, or Pea Patch. The gated community will hold about 140 new homes.
