Groves hears plans for former Super Kmart site

GROVES — Future development of the former Super Kmart site could include a medical center, an assisted living community and an extended stay hotel, a property owner and an investor told Groves City Council on Monday.

Mike Cao of Ryan T Enterprises Inc. and Lani Nguyen of Galaxy Realty Investment Group brought their vision for the acreage surrounding the site, but nothing is set in stone at this time.

Nguyen has researched the market and noted there are three adult day centers across the area that cater to a small clientele.

“We think this area in Groves would be a good place to have this,” Nguyen said.

A medical center would house physicians, a clinic, physical therapy services and pharmacy and dental services for the assisted living center and surrounding area.

Cao said the plans are preliminary and are what Nguyen has planned with her investors, but to make it work, they would need the city’s help in the form of special-use permits.

The main building that once housed Super Kmart is now being leased on a yearly basis for industrial use. Councilmember Sidney Badon asked if big truck traffic would have a negative impact on the project as a whole should that building remain a warehouse. The answer was no.

Groves City Manager D. Sosa said there was not a problem with traffic at the site when the retail store was in place.

Councilmember Jim Rasa asked if the addition of the new buildings would have a major impact on infrastructure, to which Sosa said no. The city’s water and sewer systems will be able to handle the additional service.

Rasa also worried about the effect on traffic if the site is connected to West Jefferson.

“Before they (owners) put up a fence, people drove through. I don’t think there will be any more traffic than when Kmart was there,” Sosa said.

Mayor Brad Bailey sees the possible development as a positive for the city.

“When you look down the road at the golf course, we will have 144 new homes,” Bailey said of Indian Springs subdivision to be built at the former site of Port Groves Golf Course. “Once this evolves, there will be more community development. It will be creating jobs in the medical industry.”

Bailey said he would also like to see the former Super Kmart revert to retail in the future.
